1922
Founded the company on Chicago-based residential and commercial real estate transactions
The history of our company goes back to 1922 when Benjamin E. Sherman, the firm’s founder, opened a small office on the West Side of Chicago. Benjamin initially focused the company on Chicago-based residential and commercial real estate transactions.
1948
Benjamin’s son, Leonard Sherman, joined the family business and expanded the focus
He not only grew the commercial real estate to encompass larger commercial office buildings in the downtown Chicago area but also became one of the country’s leading condo developers.
1986
Leonard's son, David Sherman, joins the firm as the third-generation
David saw an opportunity to shift the company focus from “buildings” to “communities”. He concentrated his efforts on the multifamily apartment business. The company purchased its first community in 1990 and under David’s direction, we continue to thrive and expand our multifamily portfolio.
1990-2002
Pivot from "buildings" to "communities" and rebranded to Sherman Residential
In 2002 we rebranded Benjamin E. Sherman and Sons as Sherman Residential to reflect the new focus and direction of our national multifamily housing business. Since 1990, Sherman Residential has acquired over 29,000 apartment units and 94 communities nationwide.
2019
Asset purchases exceed $2B
With the acquisition of Wiregrass at Stone Oak in San Antonio we surpassed $2 Billion in purchased assets.
2021
Unit acquisition surpasses 25k
During the summer of 2021 we purchased two assets and with that we surpassed 25,000 units purchased since 1990.
2022
Sherman Residential celebrates its centennial
We strategically sold 50% of our portfolio near the market peak, maximizing returns and positioning ourselves for future opportunities.
2023
15th fund raised over $265M
With the purchase of Water Oak Apartments in Austin, we exceeded $3 billion in assets purchased.
2025
Launching Fund XVI
As a third-generation family-owned company, our family roots still remain.
